ABOUT THE ROLEWe are a growing mortgage team seeking a seasoned Loan Processor who can hit the ground running with complex Non-QM files while maintaining a high-volume pipeline with precision and calm. This is not an entry-level position --- you must be able to pick up, structure, and drive files from submission to clear-to-close with minimal hand-holding.

You will be the operational backbone of our production team. You interact directly with borrowers, loan officers, underwriters, and third-party vendors. How you show up --- organized, proactive, and solution-oriented --- directly impacts our close rate and our reputation

. REQUIRED EXPERIENCE \& QUALIFICATIONSNon-QM Expertise (Non-Negotiable)Hands-on processing experience with: DSCR (Investor Cash Flow), Bank Statement loans (12 \& 24 month, personal and business), 1099-only income documentation, and Profit \& Loss (P\&L) statement loansUnderstanding of expense ratio methodologies: uniform 50%, CPA-verified, and P\&L-basedFamiliarity with Non-QM tradeline requirements, credit score overlays, and manual underwriting standardsAbility to read and interpret Non-QM program guides and apply guidelines independentlyConventional, Government \& Specialty LoansFHA, VA, USDA, and Conventional (Fannie/Freddie) processing --- full pipeline managementDown Payment Assistance (DPA) program knowledge: layering DPA with first mortgage products, understanding compliance and documentation requirementsExperience streamlining refinances: identifying qualifying docs, managing title/payoffs, and accelerating timelines CORE RESPONSIBILI

TIESIntake and review loan files for completeness and accuracy at submissionOrder and manage all third-party services: title, appraisal, flood cert, HOI, and VOE/VODIdentify file deficiencies early and proactively communicate resolution path to the LO --- never wait for underwriting to find it firstRestructure loan files when product or documentation changes are needed (e.g., switching from Full Doc to Bank Statement, or DSCR when borrower income falls short)Clear conditions and coordinate responses between underwriting, LO, and borrowerManage an active pipeline of up to 30 files simultaneously --- tracking status, outstanding conditions, and upcoming deadlines across all files at onceMaintain clean, organized digital files in the LOS at all times --- every document indexed, every condition trackedCommunicate clearly with borrowers: set expectations on timelines, explain document requests, and de-escalate concerns professionallyStay current on guideline updates, program overlays, and product changes without being prompted SKILLS, ATTRIBUT

ES \& WORK STYLETechnical SkillsEncompass (ICE Mortgage Technology) proficiency required --- you must be comfortable managing milestones, conditions, document stacking, and pipeline views without trainingComfort with document portals, e-signature platforms, CRMs, and digital communication toolsAble to learn new systems quickly with minimal trainingStrong working knowledge of income calculation, asset documentation, and title/escrow processesSoft Skills --- Equally RequiredStays calm under pressure: high-volume pipelines and tight deadlines are the norm, not the exceptionFriendly, clear, and professional communication with borrowers and colleagues --- no one should feel like a burdenProactive mindset: flags problems before they become crises; surfaces solutions, not just obstaclesOrganized to the point of obsessive --- every file has a status, every condition has an owner, every deadline is visibleGoes the extra mile: willing to jump on a file late, research a guideline edge case, or reprocess a doc to save a deal PREFERRED --- NICE TO

HAVEExperience with non-warrantable condos, LLC-vested investment properties, or asset-based qualificationFamiliarity with interest-only products and 40-year amortization structuresPrior experience working directly with in-house underwriting teams or scenario desksBilingual (English/Spanish) --- a plus in our Houston market WHAT YOU CAN EXPEC
