I called Leake Engineering to check out a home that I had already inspected with a regular home inspector. Ryan came out to look at the property and thank god that he did. Even though the house looks cosmetically nice and re-done with an added roof deck, the backyard drain wasn't working at all. There was water up to my ankles and the water was obviously hitting the foundations next to the wall of the home. Inside, was the kitchen, and Ryan pointed out that a gap that had appeared between the kitchen counter and the tiles. Since this had been probably remodeled in 2023, this gap had been created in less than 2 years and most likely due to rotting joists (from the water). There is also no way to see the joists without taking apart the kitchen so this obviously has become a very tough job.
Because I called Leake first, I was able to back away from the deal without this massive headache I was about to undertake. It would have been taking apart the kitchen, replacing rotten joists, drain
